I will review your agreement of purchase and sale, prepare all necessary sale documents, and obtain discharge statements to discharge your mortgage or line of credit which may be registered on title. Any discharge statements will be reviewed with you prior to closing to ensure that you agree with the balance outstanding, and are made aware of any penalties due to your lender. I will disburse all funds that may be required to discharge your mortgage, and pay any balance due on your commission from the proceeds of sale.

In estate matters, I will review the will of the deceased person with you, and determine whether it is necessary for the estate to be probated. If probate is required, I will assist you in determining the value of the estate for probate purposes, taking into account any permitted exclusions from the value. I will discuss probate fees with you. I will provide all documents that may be required to obtain a Certificate of Appointment of Estate Trustee with a Will which the Estate Trustees will require in order to deal with some of the assets of the deceased person. Once the Certificate has been obtained, I will take your instructions regarding the level of my professional involvement in the administration of the estate.
